Commercial Energy Performance Certificates (EPCs, also known as Commercial EPCs).

An energy performance certificate records the building energy efficiency. This enables prospective buyers or tenants to use the EPC to consider energy efficiency. From 4th January 2009, with some exceptions, it is now a legal requirement for an energy performance certificate to be obtained before a property can be marketed for sale or rent.

Energy Performance Certificates (EPCs) for residential landlords.

As part of landlord law, an energy performance certificate must be made available for any rented home, free of charge, to a prospective tenant, commissioned before a residential building is marketed for rent.

Energy Performance Certificates (EPCs) for social housing.

For social housing and council housing, energy performance certificates can be issued for homes with similar characteristics in large numbers, using a "sampling and cloning" technique. This lowers the cost of each individual EPC because the data has been repeated where properties are similar or identical.

Display Energy Certificates (DEC Certificates).

A DEC Certificate informs visitors to public buildings about the energy use of that building. Similar to an energy performance certificate, DEC certificates provide an energy rating of the building from A to G, where A is very efficient and G shows the lowest building energy efficiency, but unlike EPCs, DEC certificates are based on the actual amount of metered energy used by the building over a period of 12 months.

A DEC Certificate and advisory report are required for buildings with a total useful floor area currently over 1,000m2 that are occupied in whole or part by public authorities and by institutions providing public services to a large number of visitors. DEC Certificates must be renewed every 12 months, we can advise on renewal certificates.
