EPCs for residential landlords

Part of Landlord Tenant Law means an energy performance certificate must be commissioned before a commercial or residential building is marketed for rent and made available for any rented home free of charge, to a prospective tenant, where any of the following events happens (legislation came into force on 1st October 2008):
  1. when the home is viewed (even if that means providing the landlords EPC before any written information or particulars are provided)
  2. if written information about the home is provided as a result of a request by a prospective tenant
  3. before the tenant signs a contract to rent the home.

The liability now includes someone acting on the sellers or landlords behalf – i.e. the letting or sales agent, or possibly their solicitor. There are penalties where the deadline for obtaining an EPC is not met.

An energy performance certificate records the energy efficiency of a building. This enables prospective tenants to use EPCs to consider energy efficiency. Envitae can arrange for a qualified Energy Assessor to carry out certification for residential landlords EPCs.
